From Parcel Research to Decisions Your Team Can Act On
A clear due diligence report connects source documents, county responses, potential constraints and next steps. This fictional example illustrates the format and types of questions tracked; it contains no client records or actual parcel findings.
Parcel & Record Review
Cross-check assessor/GIS acreage and owner information, identify referenced deeds and plats, and flag gaps for title-professional confirmation.
Development Screening
Compare published zoning and subdivision rules with county guidance; flag FEMA mapping, access, frontage and utility questions—not approval conclusions.
Agency Follow-Through
Document the office contacted, response received, source, unresolved question, decision owner and next follow-up.
Illustrative Risk & Action Register
| Research area | Preliminary observation | Status / next action |
|---|---|---|
| Zoning & lot split | Published standards suggest multiple potential layouts; applicability unconfirmed. | Confirm district, frontage and plat procedure with planning staff. |
| Floodplain screening | Map search indicates possible flood-hazard exposure at a reference point. | Check parcel-wide boundary and request qualified review as needed. |
| Deeds & recorded plats | Assessor index identifies historical instruments. | Obtain actual records; refer vesting and restrictions to title/attorney. |
| Water & septic | Providers outline assessment and permitting steps. | Track availability, estimated fees, evaluation requirements and client approvals. |

Completed: Reviewed parcel records, mapped a preliminary flood-hazard reference point, researched lot standards and contacted relevant service providers.
Open questions: Zoning jurisdiction, deed/plat interpretation, proposed lot access, utility capacity and site-specific septic suitability.
Decisions needed: Confirm preferred conceptual layout and authorize any paid third-party evaluations before ordering.
Next steps: Follow up with agencies, obtain referenced records, and update the evidence and risk register as responses arrive.
Preliminary research organizes questions and supporting records. It is not a title opinion, engineering assessment, flood determination, septic approval or subdivision entitlement.
