For Land Investors & Subdividers
Subdivision Coordination & Lot-Level Transaction Support
Keep county requirements, survey and soil-test follow-up, utility inquiries and individual lot transactions organized in one working process. I coordinate the administrative steps and track what your team needs to act on next.
Discuss Your Subdivision ProjectOne Project. Multiple Providers, Approvals and Closing Timelines.
A proposed lot split can involve county planning staff, surveyors, soil scientists, utilities and title professionals. Each proposed lot may have different outstanding requirements. I keep the contacts, documents, responses and next steps visible while your qualified professionals and authorities handle their decisions.
Plat & Lot-Split Approval Follow-Up
Gather county planning and zoning requirements, track submission status, request updates and record outstanding documents or questions. Plat preparation and approval decisions remain with surveyors and county authorities.
Surveys, Perc & Soil Tests
Request provider availability and quotes, coordinate scheduling and access, and follow up on surveys, soil evaluations and perc-related reports. Your team approves provider costs and commissioned work.
Utility Availability Letters
Contact utility providers about service availability and required documentation, request availability letters where offered, and track responses and unanswered questions.
Road Access & Easement Questions
Gather available records and county or provider responses, track access-related questions and route easement or title concerns to the attorney, title professional or surveyor for review.
Separate Records for Each Lot
Maintain a project overview and individual records for proposed or approved lots, with each lot’s title status, due diligence, transaction parties, documents and closing milestones.
Weekly Project Status Report
See completed actions, open requirements, responsible parties, upcoming dates and decisions needed, with county and provider sources recorded in the tracker.
Relevant Land Transaction Experience
My experience includes coordinating approximately 12–15 active vacant-land files at a time across multiple U.S. states, including county research, survey and perc coordination, title exceptions, payoff requests and closing follow-up.
That experience supports the follow-up and recordkeeping involved in subdivision projects. Surveying, technical feasibility, legal access and subdivision approval remain with the qualified professionals and authorities responsible.
Review My Experience →Start With Research. Continue With Monthly Project Support.
Single-parcel due diligence research is US$250, including up to 12.5 hours within an agreed scope. It covers county and zoning inquiries, subdivision requirements, access and utility research, provider inquiries and a source-linked summary. Additional work is US$20/hour with prior approval.
Ongoing subdivision support is US$20/hour around the number of parcels and lots, active transactions, follow-up workload and reporting needs. We agree on capacity, responsibilities, a monthly budget and hour limits before work starts. Additional work requires prior approval.
Surveys, soil tests, county fees and professional assessments are separate. Initial research can include pending responses and unanswered questions; it is not a guarantee of buildability, septic suitability, legal access or subdivision approval.
