Services & Experience

Who does Virtual Aid Pro work with?

My primary focus is U.S. land investors and subdividers who need title-exception tracking, payoff follow-up, county coordination and property due diligence. Real estate attorneys and title teams can request separately scoped administrative overflow support.

What services can I delegate?

Depending on the agreed scope, I can handle file setup, deadline tracking, title and payoff follow-up, document requests, due diligence coordination, routine transaction-party communication, signature scheduling, closing follow-up and CRM updates. We define the tasks and approval points before work starts.

Do you specialize in vacant land transactions?

Yes. My experience includes coordinating approximately 12–15 active vacant land files at a time across multiple U.S. states. This includes acquisitions and dispositions, county research, surveys, utilities, perc coordination, title issues and changing closing schedules. Review my transaction experience.

Can you support a real estate law firm?

Yes. I can assist with intake, matter organization, document requests, payoff status tracking, scheduling and routine communications under your firm’s instructions. Attorneys retain responsibility for legal advice, document approval and legal judgment. Explore law firm support.

Can you help title and settlement teams?

Yes. Support can include outstanding-item tracking, document follow-up, file organization, status updates and closing administration within your team’s procedures. Your authorized professionals retain responsibility for title decisions, settlement approval and funds. Explore title company support.

Who will I work with, and where are you based?

You will work directly with me, Pracy-Ann Pryce, founder of Virtual Aid Pro. I provide remote support from Jamaica and bring experience in U.S. real estate finance and multi-state vacant land transaction coordination. Learn more about me.

Transactions & Due Diligence

Can you follow up on title commitments, liens and payoffs?

Yes. I can organize title documents, track outstanding requirements, request updates and coordinate supporting records with the relevant parties. Questions that require legal interpretation, title clearance or approval are escalated to the attorney, title professional or transaction principal.

What does vacant land due diligence support include?

The scope may include contacting county offices, organizing publicly available property information, following up on utilities, coordinating surveys or soil evaluations, and tracking missing answers. Findings are documented with their source and any unresolved questions so your team can decide what to do next.

Can you coordinate with surveyors and soil scientists?

Yes. I can request availability and quotes, coordinate access and scheduling, follow up on reports and keep the checklist updated. Surveys, soil testing, engineering and professional conclusions are performed by the qualified provider. You approve provider costs and the work to be commissioned.

Can you confirm that a property is buildable or can be subdivided?

I can help gather information from the county, utilities and relevant professionals and track the next steps. A research summary is not an approval or guarantee of buildability, septic suitability, access or subdivision feasibility. Those determinations remain with the appropriate authorities and qualified professionals.

Can you communicate with buyers, sellers, attorneys and title companies?

Yes, when authorized within the engagement. I can send routine requests, follow up on outstanding items, coordinate scheduling and share status updates using your approved instructions. Negotiations, commitments and decisions that exceed my authority are referred back to you.

Can you take over a file that is already in progress?

Yes, subject to availability and review of the file. I will need the current documents, deadlines, contact details and a summary of completed and outstanding work. We confirm the scope and fee before I take over coordination.

Can you help with complicated or delayed transactions?

I can help organize the issues, identify outstanding items and maintain follow-up across the parties involved. Extended title-curative work, complex payoffs, probate or heirship matters, double closings and unusually long files may need separately approved support at US$20/hour. Resolution depends on the parties and professionals responsible.

Do you guarantee a closing date?

No. I track deadlines, follow up and flag obstacles, but closing depends on factors such as title clearance, financing, signatures, county responses and the parties’ decisions. If a deadline is at risk, I will flag the issue and the action needed.

Pricing & Engagement Terms

How much does standard investor transaction coordination cost?

The standard structure is USD $150 when the file opens and work begins, plus USD $150 when the transaction successfully closes: $300 for a standard completed transaction. This applies to the agreed standard investor scope. See current pricing.

What happens if the transaction cancels?

The $150 opening fee covers work undertaken after the file is opened and work begins, even if the transaction later cancels. The $150 closing fee is due only upon successful closing. Any separately approved work is handled according to the engagement agreement.

What counts as a successful closing?

For the engagement, successful closing means the transaction is funded, as confirmed by closing documents or the lender, title or escrow company, or another party to the transaction. The written agreement sets out the fee trigger and payment terms.

Is every file covered by the standard $300 total?

No. Pricing depends on the agreed scope. Extended curative follow-up, unusual vesting issues, complex lien or payoff matters, double closings, prolonged files or work outside the standard scope may require separately scoped support at US$20/hour. Scope, estimated hours and any additional fee are agreed before extra work begins.

Do you offer hourly, project or recurring support?

Yes. Single-parcel due diligence research is US$250 for one parcel and up to 12.5 hours. Additional or ongoing support is US$20/hour for stalled files, extended research, subdivision coordination and attorney or title-team administrative overflow. We agree on scope, reporting, monthly budgets and hour limits in advance; extra work requires approval. Standard transaction coordination includes routine due diligence follow-up within its agreed scope. The research package is a standalone assignment, and overlapping work is identified so the same work is not charged twice. Third-party costs are separate. Compare the three pricing options.

Do I need to hire you full time?

No. You can request support for individual transactions, defined projects, overflow work or a recurring workflow. Availability and the engagement structure are agreed before work begins.

Are surveys, soil tests and other outside costs included?

The coordination fee covers the agreed support work. Third-party costs such as surveys, soil evaluations, county fees, title charges and legal services are separate unless expressly included in your written scope. You approve those expenses and provider arrangements.

How do invoicing and payment work?

The proposal or service agreement confirms the fees, billing milestones, payment method and due dates before work starts. For hourly support, we also agree on how time is recorded and whether approval is needed before exceeding a set number of hours.

Will I receive a service agreement?

Yes. The engagement is documented with the agreed services, responsibilities, fees, timing and relevant terms. The FAQ is a general guide; your signed agreement and scope set out the terms for your assignment.

Onboarding & Day-to-Day Work

How do I get started?

Complete the Request Transaction Support form with your business type, file volume and the tasks you need covered. I review your inquiry and follow up by email. If a call would help clarify the scope, I will send a private consultation link.

What information do you need to quote the work?

Share the type of transactions or matters, approximate volume, states involved, current bottlenecks, requested responsibilities, systems and deadlines. Keep the initial inquiry general: please do not submit confidential client documents, account details or sensitive transaction information through the public form.

What happens during onboarding?

Once the engagement is agreed, we confirm your point of contact, procedures, access permissions, communication preferences and reporting schedule. For transaction work, we organize the file documents, key dates, parties and outstanding items before starting follow-up.

Can you work in my existing CRM or transaction platform?

Yes, where access and permissions allow. My experience includes Salesforce, Qualia, DocuSign, Google Workspace and other real estate and administrative tools. We confirm your platform and required workflow during onboarding, including any system-specific training.

How will I know what is happening with my files?

A weekly file status report can be included in your scope, supported by a title-exception and payoff tracker or subdivision due diligence checklist. Reports identify completed actions, outstanding requirements, responsible parties, next steps, deadlines and decisions needed from your team. We agree on the reporting method and frequency during onboarding.

What are your working hours and response times?

I work from Jamaica and communicate in English with U.S. transaction parties and county offices. Jamaica stays on UTC−5 year-round, matching Eastern Standard Time and running one hour behind Eastern Daylight Time. Business hours are 8:00 AM–6:00 PM Jamaica time (UTC−5). Response expectations and any urgent coverage outside these hours are agreed for each engagement.

How quickly can you start, and can you handle urgent work?

The start date depends on current capacity, the scope and how quickly onboarding information is available. If you have an urgent deadline, include the date and the outstanding tasks in your inquiry. I will confirm whether I can accommodate it before you rely on that coverage.

Can you follow my checklists and standard operating procedures?

Yes. I can work within your existing checklists, templates and approval process. If the process has gaps, I can help organize a clearer tracker or checklist within the agreed scope, with changes approved by your team.

Confidentiality & Responsibilities

How are confidential documents and account access handled?

We agree on approved systems and document-sharing methods during onboarding. Access should be limited to what is needed for the assignment, preferably through individual user permissions rather than shared passwords. Any confidentiality agreement or client-specific handling requirements should be discussed before access is provided. Read the Privacy Policy.

Do you provide legal advice or make title decisions?

Virtual Aid Pro provides administrative and transaction-coordination support. I do not provide legal advice, give legal opinions or make title-insurability decisions. Work requiring licensed professional judgment remains with the attorney, title professional or other qualified provider.

Do you hold escrow funds or authorize wires?

No. Escrow funds, payment approvals and wire authorization remain with the client and the authorized title, escrow or settlement professionals. My role is administrative coordination within the agreed scope.

What responsibilities stay with my team?

Your team provides accurate information, approves the scope and expenses, makes transaction decisions, and supplies timely instructions and required access. Attorneys, title professionals, surveyors, soil scientists and county authorities remain responsible for their respective professional work and approvals.

What if I need to change the scope or end the engagement?

Let me know so we can review the remaining work, fees, access and handover requirements. Additional work requires agreement on scope, pricing and timing. Notice requirements, outstanding charges and termination arrangements follow your written agreement.
