A closer look at the kind of transaction, title, due diligence, and operational work I handle behind the scenes.
Multi-State Transaction Coordination
I manage active real estate files across multiple U.S. states, coordinating the moving parts from contract through closing. Typical workload includes roughly 12–15 active files at a time, with responsibility for keeping title, due diligence, documents, and communication on track.
Orders, commitments, exceptions, vesting, liens, payoffs, POAs, and follow-up with title companies and attorneys.
Surveys, utilities, perc coordination, county research, and other property-level diligence.
Signatures, timelines, closing documents, buyer/seller updates, and status tracking through completion.
Complex File Management
Not every file closes on the original timeline. I have managed transactions involving extended county delays, recording issues, title complications, payoff coordination, and other problems that required consistent follow-up over weeks or months.
The value I bring in those situations is persistence and visibility: knowing what is still outstanding, who needs to be contacted next, what can be moved forward, and when the issue needs to be escalated.

Title & Payoff Coordination
Reviewed title commitments, tracked exceptions, coordinated payoff requests, followed liens through resolution, and worked with attorneys and title teams to move files toward clear-to-close.
Due Diligence Management
Coordinated surveys, perc testing, utilities, county research, property documentation, and other diligence items while keeping internal teams updated on status and risk.
Closing & Document Coordination
Managed signatures, closing documents, timeline changes, transaction-party communication, and follow-up with buyers, sellers, title companies, and attorneys.
Pipeline & CRM Management
Maintained accurate deal records, monitored outstanding tasks across multiple active files, and kept teams informed without requiring constant check-ins.
Platforms & Systems
Salesforce, Qualia, DocuSign, Simplifile, DataTree, Follow Up Boss, Google Workspace, Notion, HubSpot, Zoho, Freshsales, and other transaction, CRM, and operations tools.
What This Looks Like for a Client
The goal is not to add another person for you to manage. It is to give you someone who can take ownership of the administrative side of the transaction, communicate clearly, and keep following through until the file moves.
For investors, that may mean per-transaction coordination. For law firms and title companies, it may mean recurring file support, overflow capacity, or ownership of a defined part of the workflow.
